Project Management, Contract and Claims Management

Image

Five interconnected five-story building sections with roof terraces, courtyards and winter gardens form an overall complex with available rental space of approximately 24,000 m² and around 1,300 workplaces. The building has two basement levels with underground parking for 370 cars. The aim is to achieve LEED certification. Self-supply of electricity via a photovoltaic system combined with the use of district heating ensure an ecologically exemplary solution. The near-surface component activation, together with the heating and cooling sails, ensures a pleasant indoor climate and has a positive effect on the room acoustics. As standard, all offices have ventilation with a double air exchange, and all conference rooms even have a six-fold air exchange. In addition, natural ventilation is also provided.

Challenges

Mandated into the project at the end of the installation phase, the main task was to structure the commissioning and acceptance of all technical building equipment installations and to link the teams with each other in such a way that the resulting synergies ensure on-time completion. Targeted contract and claims management during the finalization phase and binding communication with the client significantly increases the benefit for the customer.
